What is Property Management?
Essentially, we step into your shoes and do everythig that you would customarily do, that is why you are able to do the things that you want to do instead of having to attend to the tenant issues.

The Details... 

We will: Prepare the property for showing
               Advertise in the local media as well as the internet
               Receive the calls from prospects and Pre Qualify them
               Personally show the property, not just hand out keys
               Screen for Credit, Landlord/tenant history  & Unlawful Detainers
               Upon securing a viable prospect we create the legal documents
               Meet with the tenants, get signatures, collect funds and provide keys.
 
After the Tenant is in place: 

We take the calls when something goes wrong. If it is emergency in nature, Health and Safety issues, or it is something that could further damage your property, we correct the problem immediately. Everything else is handled on a case by case basis and yes if the tenant causes the problem they will be assessed for it.
All monies collected in your behalf are deposited into a trust account insured by the F.D.I.C.  Each and every dollar collected is accounted for in a report which is provided to you on a monthly basis along with a transaction register that shows any payments made in your behalf followed by copies of receipts for expenditures as well as your net proceeds check.
 
What you need to do:

We will need to meet for approximately 45 minutes unless you have a lot of questions.
You will need to bring your Drivers license and Social Security card for proof of ID
We will need keys to the property
Names of any vendors you may have working on the site
If it is an occupied property, we will need the following:
                 Names of all tenants and sub tenants(pets if any)
                 Phone numbers (work and home)
                 Original lease/rental agreement along with application and supporting documents
                 A history of the tenant(s) paying habits if available
Please don't forget to call for an appointment, we need to be ready for you and we are a very active office
